Mexico's leading hotel operator Posadas is accelerating its expansion into the all-inclusive resort market, adding more than 1,300 new rooms by the end of 2025. The ambitious growth strategy targets prime beach destinations throughout Mexico and the Caribbean, capitalizing on strong operational performance and rising demand from both domestic and international travelers.
The company's existing beach resort portfolio has demonstrated impressive financial metrics, averaging 76% occupancy over the past year while commanding rates 31% higher than competitors. In the first quarter of 2025 alone, Posadas reported a 16% year-over-year increase in revenue per available room (RevPAR) at its resort properties, highlighting both operational efficiency and the growing appeal of all-inclusive experiences among discerning travelers.
"Our experience in the all-inclusive resort space allows us to continue growing with confidence," said Mauricio Elizondo, Vice President of Development at Posadas. "We're introducing properties with unique concepts in key destinations like Nuevo Vallarta, Playa del Carmen, Punta Cana and Los Cabos—offering the market one of the strongest and most profitable platforms, backed by decades of hospitality expertise."
The expansion timeline includes several marquee openings. Fiesta Americana Nuevo Vallarta launched in June 2025, featuring 229 rooms in a family-friendly setting within Puerto Vallarta's North Hotel Zone. The property emphasizes warm Mexican hospitality in a relaxed atmosphere designed for families.

Fall 2025 will see the debut of Fiesta Americana Funeeq Punta Cana, a 498-room next-generation all-inclusive resort in the exclusive Uvero Alto beach area. This property represents Posadas' continued international expansion and will cater to guests of all ages with modern infrastructure and tailored experiences for families, groups and business travelers.
Looking ahead to 2027, Live Aqua Los Cabos will open as an exclusive 90-room adults-only development in San José del Cabo. The luxury property will feature premium finishes, Sea of Cortez views, private amenities and experiences focused on wellness and signature gastronomy.

Currently, 61% of new rooms under development across the Posadas portfolio are located in beach destinations, reinforcing the company's coastal expansion focus. With diversified operations, growing EBITDA that increased 13% in Q1 2025 and solid liquidity, Posadas continues cementing its presence in high-growth markets while remaining open to new opportunities that drive long-term value for investors and stakeholders.
